City of Harrison and Harrison Township welcome Hillwood Development

Hillwood Development Company, LLC of Dallas, TX will be bringing a 535,000-sf industrial/distribution facility to the City of Harrison, OH. The company has received all its needed zoning and incentive approvals and recently submitted their construction plans to the City for review. The project is expected to exceed $35 million and has a required minimum annual payroll threshold of $5.25 million.
The City and Township recently entered into an intergovernmental agreement that allows the annexation of the 36-acre parcel into the City, and permits the site’s withdrawal from the City-Township JEDD. The City also expanded its pre-1994 CRA to include the development site. The company was extended a 12-year 100% structural tax abatement for the project but will pay annual payment-in-lieu of taxes (PILOT) OF 20% to the City, Township, and Southwest Local School District. The City and Township will also share equally in the annual employee payroll tax. The speculative building is being developed to accommodate one, or multiple tenants.
“This is an incredibly important project for the community,” said Harrison Mayor William Neyer. “Having an internationally-renowned company like Hillwood coming to the community certainly brings attention to the City as being a premier development location in southwest Ohio.”
The development site already had all necessary infrastructure in place to handle the project, has immediate access to I-74 Exit 3, is 30 minutes from CVG Cincinnati/Northern Kentucky International Airport, and 20 minutes from Downtown Cincinnati.
Hillwood was founded in 1988 by Ross Perot, Jr., has more than 650 associates worldwide, and has more than 208 million square feet of developed and acquired industrial space. The company was assisted with the project by the firms McBride Dale Clarion and The Montrose Group, LLC.
